Ready to fix what is wrong without redoing what is right?

Not every bathroom needs to start from zero. The layout works, the tub is fine, but the shower tile is cracked and the vanity has seen better days. Replacing what is worn and leaving what is sound gets you most of a new bathroom for a fraction of the disruption.

A partial renovation with Rain City replaces the parts you choose on the layout you have: a new tiled shower, new floor tile, a vanity with a stone top, a tub surround, lighting and fixtures. Same samples at home, same 3D model, same licensed team.

What a partial renovation can include

Pick the parts that need replacing; the rest stays.

Rebuilt tiled shower with a bench and a niche

01

Shower rebuild

The old shower out, waterproofing, a new tiled pan or base, tile, niche and a glass door, on the same footprint.

Tub surround in patterned tile

02

Tub surround

A new tiled surround around an existing or new tub, with a niche and a new valve and spout.

New tile floor in a renovated bathroom

03

Floor tile

New porcelain or stone tile on the floor, with heated floors as an option, the toilet and vanity reset on top.

New wood vanity with a white top and a mirror

04

Vanity and top

A new vanity cabinet with a quartz or stone top, sinks, faucets, mirror and lighting in the same spot.

New toilet and vanity top with a black faucet

05

Toilet and fixtures

A new toilet, faucets, shower valve trim, towel bars and hardware in one finish.

Vanity with a lighted mirror

06

Lighting and fan

New vanity lighting, recessed lights and a quiet fan vented outside.

Bathroom shelving and trim after a renovation

07

Paint and trim

Walls, ceiling, baseboards and door trim finished to match the new tile.

What can stay and what should go

The honest answer after the in-home visit is usually a mix. These are the typical calls.

Usually stays

The layout, a tub in good condition, a solid vanity cabinet with a new top, a working fan, a toilet that is not the problem, wall tile outside the wet area if it is sound.

Usually goes

Shower or tub-surround tile with cracked grout, a fiberglass surround, a vanity with water damage at the base, vinyl flooring, a leaking shower door, fixtures in mixed finishes.

Decided on site

Wall tile that looks fine but sounds hollow, a subfloor that flexes, a fan that runs but does not move air, and any plumbing shutoff that has not been turned in years.

Workmanship covered for a year

One year on our work after completion. Materials carry their manufacturers' warranties, and anything found behind the walls is priced separately.

Good to know before you start

How do I know if a partial renovation is enough?

If the layout works and the walls behind the tile are dry, a partial renovation usually is. If the tile is failing because the wall behind it is wet, or the layout is the problem, a full renovation is the better investment. We tell you which after the visit.

Can I replace only the shower?

Yes. A shower rebuild on the same footprint, with new waterproofing, tile and glass, is one of the most common partial projects.

Will the new tile match the old tile that stays?

Rarely exactly, so we plan the transitions: new floor with the old wall tile, or a new shower with a painted wall next to it, so nothing looks like a patch.

Can I stay in the house during the work?

Yes, most homeowners stay. We keep the work area clean and contained so the rest of the house stays usable, and we tell you in advance on which days the bathroom is out of use.

What happens if you find a problem behind the wall?

It happens in older homes: old wiring, water damage, plumbing that has to be brought up to code. That is separate work, priced separately from your original estimate, and we show it to you before it is done.

Is there a warranty on the work?

Yes. One year on our workmanship. Materials are covered by their manufacturers' warranties.
